Unlocking the Benefits of Single Family Investing through Arrived Homes

Previously, I mentioned I would be covering Arrived Homes and reviewing their investment strategy and if this would be a good opportunity for https://arrived.com/


For example, on The Northridge investment that came across my inbox, they are offering a 4.4% annual return. This is purely based on the rents minus operating expenses they can get from the property.


What is not included in the 4.4% annual return is appreciation which is difficult to quantify.


As of right now you can do similar if not a little better investing in U.S. treasuries so I am not sure I would recommend this investment strategy currently.


Note, Arrived charges a one-time sourcing fees to it's investors of ~3.7% of the purchase price. They are making this one-time sourcing fee per deal so more deals they do = more money they make.
